New Fannie Mae Photo Requirements

Effective September 1, 2010 Fannie Mae has new interior photograph requirements for interior appraisals.  All interior appraisals must include the following photos:
  • Kitchen
  • All Bathrooms
  • Main Living Area
  • Examples of physical deterioration (in any)
  • Examples of updates, remodeling, or renovation (if any)
I've always made it a habit to take pictures of every room in the house as well as anything that can possibly have an effect on value or marketability.   It also a good idea to take pictures of health and safety issues like security bar window release levers, pool gates, etc.   I would also take pictures of any external obsolescence (adjacent gas station or apartment building) and any positive external influences like golf courses or views.
